The Difference a Focused
Practice Makes
When construction contract knowledge and dispute experience are concentrated in one practice, clients get advice that is calibrated — not generic.

Construction-Only Focus
We do not practise across multiple areas of law. All of our advisory work relates to construction and building disputes. That concentration produces depth that a general practice cannot replicate.
Statutory Timeline Awareness
SOPA adjudication operates under fixed statutory deadlines. We track those timelines carefully and structure our advice around them, so that procedural requirements are never missed.
Written, Reasoned Advice
Our advisory outputs are written documents with the reasoning set out. Clients can share them internally, use them to inform negotiations, or retain them as a record of the position taken.
Technical Expert Coordination
Where a delay claim or defect dispute requires engineering or quantity surveying input, we have established working relationships with technical experts and can coordinate that engagement as part of the advisory process.
Both Sides of the Dispute
We advise claimants and respondents. That means we understand how an opposing party is likely to read a position — and we factor that into how we frame advice from the outset.
Scope Matched to the Matter
Engagements are structured around what a matter actually needs. We do not apply a one-size template. Where a narrowly focused review is appropriate, that is what we recommend.
Professional Expertise in Singapore Construction Law
Angsana Advisory's team has worked in Singapore's construction dispute space for over a decade. That experience spans public sector infrastructure projects, private residential developments, commercial and industrial construction, and mixed-use schemes. We have seen the full range of disputes that arise in those contexts and understand how they tend to develop over time.
Our knowledge of SIA and PSSCOC contract forms extends beyond a reading of the text. We understand how those forms have been applied by Singapore courts and arbitrators, and how dispute resolution provisions function in practice rather than theory.
Areas of Concentrated Knowledge
- SIA (Singapore Institute of Architects) standard form contracts
- PSSCOC (Public Sector Standard Conditions of Contract) provisions
- Building and Construction Industry Security of Payment Act
- Time extension and delay analysis frameworks
- Defects liability and remediation cost assessment
- Bespoke developer and government contract forms
How We Approach Each Engagement
- Initial review of documentation to map the contractual position
- Identification of key contractual provisions and their interaction
- Assessment of the likely range of outcomes in the dispute
- Identification of procedural steps required and their timelines
- Written advice with commentary on risk and recommended steps
A Methodical, Structured Approach
Construction disputes involve a large volume of documentation — programmes, correspondence, certificates, variation orders, defect schedules. We work through that material systematically and locate the information that actually matters to the contractual analysis.
Our process is not to produce a general commentary on a contract. It is to identify the specific provisions that apply to a party's situation, assess how they interact, and advise on the options that are actually available.
Accessible Advice Without the Layers
At Angsana Advisory, clients speak with the advisors who are actually working on their matter. There is no chain of delegation where a matter is handled by someone unfamiliar with the project history.
We respond to client queries within one working day and provide regular updates on how a matter is progressing. Advisory reports are written in plain language, not in the kind of dense legal prose that requires a further translation to be useful.
Transparent, Fixed-Fee Pricing
Each of our services has a defined fee structure. Clients know what they are committing to before work begins. There are no open-ended retainers that accumulate without a clear relationship to the scope of work delivered.
Where a matter extends beyond the initial scope — for example, where additional documents are received mid-review, or where a dispute escalates — we discuss that with the client and agree any additional scope before proceeding.

What You Will Not Find Elsewhere
Marked-Up Contract Commentary
Our contract review service returns a marked-up version of the contract with inline commentary on each significant clause — explaining the risk allocation and flagging provisions that warrant amendment before the contract is executed.
Programme-Based Delay Analysis
Delay claims require more than a list of delay events. We assess each event against the project programme to determine whether it is on the critical path and what time extension entitlement it actually supports.
Adjudication Application Preparation
We prepare the full adjudication application, not a template that the client must populate. That includes the written submissions, supporting documentation schedule, and the adjudicator nomination application where required.
Settlement Advisory Alongside Dispute Support
We do not treat dispute resolution and settlement as separate pathways. Our advice covers both — helping clients assess when a negotiated resolution is sound and what the terms of that resolution should include.
